Should You Fix Up, Sell As-Is, or Take a Cash Offer on an Inherited Home?
The right choice depends on the condition of the house, your timeline, and how many people have to agree. Fixing up first reaches the most buyers and can bring a modest premium, but it takes the most time and money. Selling as-is cuts the prep, and a cash offer can close fastest, but both often mean accepting a lower price in exchange for less work or more speed. This is general information, not legal advice. We’re real estate agents, not attorneys.
What are your three options?
- Fix up first. Make the repairs and updates that matter, then list on the open market.
- Sell as-is. List the home in its current condition and price it to match.
- Take a cash offer. Sell directly to a buyer who pays cash, with no mortgage involved.
What does the data say about fixing up first?
Zillow analyzed more than 2 million homes listed in 2025. Turnkey homes sold for 2.9% more than expected, remodeled homes sold for 2.2% more, and fixer-uppers sold for 14% less. A separate Hippo Insurance survey found that 62% of homeowners bought a move-in ready home, and only 28.1% bought a fixer-upper. In other words, finishing the work earns a modest bump, and move-in ready buyers are the larger group.

For more on which repairs actually pay back, see Should You Make Repairs Before Selling in Baltimore?
What do repairs cost in older Baltimore homes?
The most common issues we see in Baltimore’s older homes are roofing, water coming into the basement, and outdated electrical systems. A full roof replacement typically runs $4,000 to $15,000, depending on the size and type of roof. Basement water repairs often run $4,000 to $20,000, depending on the scope (GARNER+CO project experience, 2026). On an inherited home, fixing up also means someone has to hire and manage the contractors, which is hard to do from out of town.
What does selling as-is look like?
You list the home in its current condition and price it for what it is. You reach a smaller group of buyers, and buyers will factor repairs into their offers, but you skip the repair costs and the contractor coordination. Inspection items can still come up in negotiation, and concessions are common: sellers gave concessions in 44.7% of U.S. home sales in August 2026, according to Redfin.

We shared an example of an inherited home that sold without renovations in our first-steps guide, How Do You Sell an Inherited Home in Maryland? The First Steps.
How does a cash offer work?
A cash offer is a purchase without a mortgage. With no lender, there’s no lender appraisal and no financing contingency, which removes two common reasons deals slow down or fall apart. Cash buyers often buy homes as-is, so repairs usually aren’t part of the deal. In some cases, closing can happen in as little as 7 days.
For an inherited home, though, the estate sets a limit on speed. The Register of Wills says a personal representative’s powers, including the power to sell property, begin when letters of administration are issued, so that appointment usually has to come first. Title work also has to be done. Our timeline guide, How Long Does It Take to Sell an Inherited Home in Maryland?, explains how the estate side works.

Who buys, and what does it cost you?
When we bring a cash offer, the buyer is usually someone from our network of investors. Sometimes the buyer is our own team or company, and we’ll tell you up front when it is.
We don’t charge you a fee or commission on a cash-offer sale. We’re compensated by the buyer. Because the buyer pays us, we think you should know that, and you should compare any cash offer to what the house could net on the open market before you decide.
What’s the trade-off?
Cash offers usually trade some price for speed and certainty. A listing may bring a higher price, but it takes more time, prep, and coordination. Neither is right for everyone, which is why it helps to compare them side by side.
How do you compare the three?
Ask each option for the same thing: what you’d walk away with. For each one, add up:
- The expected sale price
- Repair and prep costs
- Selling costs, including any commission or fee, closing costs, and Maryland transfer and recordation taxes (which apply however the house sells, including a cash sale)
- Holding costs while you wait, such as property taxes, insurance, and utilities for a vacant house
- How long it will take

Which option fits which situation?
- Fix up first may fit if the house needs modest, targeted work, you have time, and someone can manage the contractors.
- As-is may fit if the repairs are large, the family doesn’t want to run a renovation, and there’s no rush.
- A cash offer may fit if speed and certainty matter most, the house needs major work, or the heirs live out of town.
Whichever you choose, start with who has authority to sell. If more than one person serves as personal representative, Maryland law presumes they must act jointly, which can cause delays. An estate attorney can confirm who can sign and when. GARNER+CO can connect people with an estate attorney.

FAQs
Does GARNER+CO charge a fee for a cash offer?
We don’t charge you a fee or commission on a cash-offer sale. We’re compensated by the buyer, and sometimes the buyer is our own team or company. We’ll tell you up front when it is.
How fast can a cash sale close?
In some cases, as little as 7 days. For an inherited home, the estate’s timeline still applies, because a personal representative’s powers begin when letters of administration are issued.
Is a cash offer always lower than listing the house?
Not always, but cash offers usually trade some price for speed and certainty. Compare what you’d net under each option before you decide.
Do I have to make repairs before a cash offer?
Cash buyers often buy homes as-is, so repairs usually aren’t part of the deal. Ask what the offer assumes about the condition of the house.
Can I sell an inherited home as-is without a cash offer?
Yes. You can list the home as-is on the open market and price it for its condition. You’ll reach more buyers than with a single cash offer, but it will usually take longer.
