Overview

This project involves converting an unused warehouse at 337 S Fremont St in Baltimore's historic Ridgely's Delight neighborhood into eight contemporary market-rate apartments. The development will utilize state and federal tax incentives and benefits from an excellent location just three blocks from the University of Maryland and within walking distance of Camden Yards and the Inner Harbor, positioning it in a dynamic area with strong rental demand and exceptional walkability.

History

Built in the 1890s, this historic building originally housed The John T. McNaney Oyster Company, where Chesapeake Bay oysters were processed on the lower floors while the McNaney family lived upstairs. Located on what was then called Cove Street—a major commercial fishing route—the building later served as a warehouse for Samuel T. Epstein and Sons department stores until 1962, then housed Zenith Lighting for over 30 years. The National Register of Historic Places praised its "extremely fine brickwork and detail" and sophisticated façade as "a remarkable late Victorian brick adaptation of an Italian Palazzo," noting the intricate exterior woodwork and dentil tooth molding that continues to attract potential owners to this Ridgely's Delight gem.


Fascinating Facts:

  • The company processed an impressive 5,000 gallons of oysters daily, proudly calling themselves the "largest shucking plant on the coast"
  • The first floor and part of the second floor bustled with oyster shucking and packing operations
  • The second floor also served as a community gathering space, hosting local political meetings and social events
  • The McNaney family lived right above their business on the third floor, making this building both their workplace and their home
  • Today, this remarkable piece of local history is being thoughtfully converted into modern apartments, preserving its legacy while creating new opportunities for residents to become part of its continuing story.
